Boosting the Value of Your Property with #DIY

How to Use DIY to Boost the Value of Your Property

So the time has come to sell up and move on. How do you ensure that you get the maximum value on your property whilst trying to save money towards your next investment?

The simplest way is to DIY and I’m going to share a few ideas that will hopefully inspire you to give it a go. Of course, just the thought of DIY is enough to send many people into a cold sweat, but it’s easier than you think. Like all good projects, a little bit of savvy planning goes a long way. Before you start anything, do your research and set an appropriate budget.

Improve the Kitchen

There’s no doubt about it, kitchens sell properties. Why not think of DIY ways that you could improve yours? People tend to prefer larger kitchens, but even if yours isn’t the grandest there are still ways to give the appearance of space with a few tricks of the trade. Go as neutral as you can and try to eliminate any loud colors. Painting walls in calmer colors will make even the smallest kitchen seem more spacious.

Do your cupboards look dated? Replacing cupboard doors will make the kitchen feel like new again. If the funds don’t stretch you could paint the cupboard doors instead for an instant DIY makeover. There are plenty of suitable paints on the market that leave a professional finish and will completely transform your kitchen. Clear all clutter from your work surfaces, (even if it’s not how you would usually have your kitchen), cluttered tops make the workspace seem smaller. The whole idea is to give potential buyers a practical space that they could imagine themselves living in and using.

Neutral Themes and Color

View your house through the eyes of your Realtor (and ultimately your potential buyer). Again, creating the appearance of space is a no-brainer and there are a number of ways of achieving this without spending a fortune. Tone down walls to neutral where possible, tasteful feature walls are fine, but any kind of bright wallpaper probably needs to go. If you can replace flooring then do so, paler floors follow the neutral theme and yes, you guessed it, give the illusion of space.

If you are worried about your home seeming bland then add splashes of color with cushions, throws and accessories. In living areas, in particular, creating a cohesive color theme through rooms gives your property more flow and this will add value. Remove clutter and minimize personal items. You want your would-be buyer to see beyond your belongings and personal touches (which may not be to their taste) and see the potential in your home.

Improve Outdoor Space

You may have heard people talk about ‘curb appeal’ and improving your outdoor space is definitely an additional way of adding value to your property. Tidy up all outside areas, even if this just means touching up the exterior paint or changing the color of your front door. Don’t underestimate the power of a few plants here and there. You don’t have to be a gardening aficionado, adding some colorful plants to a few pots and planters makes all the difference (and you can take them with you when you move!)

Giving the makeover treatment to the exterior of your house doesn’t have to be expensive. Your aim is for potential buyers to be wowed the minute they see your property. First impressions do count and if buyer expectations are higher from the outset, they are more likely to overlook any little flaws in the interior.

So there you have it, some simple DIY ways to improve the value of your property without calling in the professionals or breaking the budget. A few tweaks and a lick of paint could not only increase the value of your property, but will encourage potential buyers to put in an offer, sealing the deal on your house sooner rather than later.
